The cost of home ownership can be broken
down into four categories; the mortgage
cost, property taxes, energy costs to heat
and cool and maintenance costs, including
insurance. Oftentimes, for clients of Community
Development Groups or Faith-Based groups,
property taxes have been reduced, or eliminated
entirely, at least for some period of time,
as an inducement to build within a community.
As regards the
other three costs, use of the Techbuilt
System has a very positive impact which
can open the door to home ownership for
many more people than might qualify if the
CDC/FBG chose to build using conventional
methods. Our ability to produce a super
energy efficient house which qualifies for
the U.S. E.P.A. Energy Star Program helps
to reduce the mortgage costs as many lenders
have energy efficient mortgage programs.
In addition to reducing actual mortgage
rates some of these programs reduce closing
costs and other fees, while others allow
for higher lending limits by taking into
account the lower monthly utility costs.
Further consideration is given to the lower
on-going maintenance costs a new Techbuilt
home can achieve. Some insurance companies
have given current Techbuilt homeowners
preferred rates under their 'superior building
technology' category. |
